Why is my ceiling leaking when it rains?
Water has found a gap in the moisture barrier under your shingles, usually failed flashing, a cracked pipe boot collar, or a bad chimney seal. And where it shows up inside almost never matches where it’s getting in: it runs along decking, follows framing, and drops through your ceiling three rooms from the actual hole.
So we work it from both ends: up top to find where water is getting in, and inside to find where it’s landing. On flat and commercial roofs, we’re looking hard at seams, penetrations around AC units, and punctures. Those are the usual suspects, and there’s often more than one, which is exactly why a quick patch job so often fails.

You get a clear, written number: what needs fixing and what it costs, before we touch anything.

We’ll get as close as we can, but be realistic: shingles fade. A patch on a 12-year-old roof won’t be invisible, and any roofer who promises otherwise is overselling. On a newer roof, the match is usually very good. We’ll tell you upfront what to expect.
A properly done repair on a roof with life left in it should hold for years, not months. Regular maintenance helps — catching a lifted shingle early beats catching it after it leaks. If we think a repair is only buying you a season, we’ll say so.
Depends on the cause. Sudden storm damage is typically covered; gradual wear and age usually isn’t. We’re not public adjusters and can’t file or interpret a claim on your behalf, but we can document what we find so you’ve got what you need.
